How to Download EC from Kaveri 2.0 Portal? (Step-by-Step) 

Step 1: Go to the Kaveri 2.0 portal

Open https://kaveri2.karnataka.gov.in your browser. This is the updated portal launched by the Department of Stamps and Registration, Karnataka. If you have an old account on the earlier Kaveri portal, you may need to re-register on Kaveri 2.0.

Step 2: Register or log in

If you are a new user, click Register. Enter your mobile number and email ID. You will receive an OTP for verification. Complete registration and log in with your credentials. If you already have an account, simply log in.

Step 3: Select Encumbrance Certificate

Once logged in, go to the Services menu. Select Online EC or Encumbrance Certificate from the list of available services. This opens the EC application form.

Step 4: Enter property details

Fill in the details carefully:

  • District and SRO (Sub-Registrar Office) name

  • Taluk, hobli and village

  • Survey number or site number

  • Party name (owner's name) if you do not have the survey number

  • From date and To date for the EC period

For a property purchase, typically apply from the year of first registration to today. For an e-Khata application, BBMP generally asks for the full ownership period.

Step 5: Choose the EC type: Free preview or Certified copy

Kaveri 2.0 gives you two options:

  • Free non-certified copy Available instantly. Good for a quick check but not accepted by banks or the Sub-Registrar as valid proof.

  • Digitally signed certified copy - Legally valid. Accepted by BBMP E-Aasthi, banks and courts. Costs between Rs. 25 and Rs. 200 depending on the search period.

To get the certified copy, tick the checkbox that says Check to apply for digitally signed EC before clicking View Document.

Step 6: Pay the fee

If you select the certified copy, the portal will ask you to pay. Choose your payment method - UPI, net banking, debit card or credit card. Complete the payment. Save the payment receipt.

Step 7: Verify OTP and view document

After payment, the portal sends an OTP to your registered mobile number and email. The OTP is valid for 10 minutes. Enter it to proceed. The system will then display your EC.

Step 8: Download the EC

Click the Download button to save the EC as a PDF. The digitally signed copy will carry a government digital signature, making it legally valid. Print it or save it for your records. Note down the EC number - you will need it for the E-Aasthi portal.

How to Use Your EC on BBMP E-Aasthi Portal?(Step-by-Step)

Step 1: Go to BBMP E-Aasthi

Open bbmpeaasthi.karnataka.gov.in in your browser. Log in using your registered mobile number. First-time users will receive an OTP for verification.

Step 2: Navigate to Get e-Khata or Upload EC

From the homepage, you will see options for draft e-Khata, final e-Khata and EC upload. Click on Upload Encumbrance Certificate or begin your e-Khata application from the relevant section based on where you are in the process.

What are the Common Problems and How to Fix Them

1. EC not pulling from Kaveri on E-Aasthi

This happens when the E-Aasthi portal cannot auto-fetch the EC from the Kaveri database. The most common reason is that your EC number was entered incorrectly or the Kaveri records are not yet updated.

2. Property not found on Kaveri

3. E-Khata marked as Non-Transactable

This does not mean your application failed or is incomplete. A 'Non-Transactable' status means your e-Khata is fully approved, valid, and sufficient for property tax payments. It simply means it is restricted from new commercial registrations or transfers because a certified Kaveri 2.0 EC has not been digitally linked to it yet.
