A Rental Agreement (typically 11 months) or Lease Agreement (typically 1 year or more) is a legally binding contract between a property owner and tenant that sets out the terms of occupancy, rent, deposit, and responsibilities. In Bengaluru, rental agreements must be properly stamped and ideally registered on the Kaveri 2.0 portal to be legally enforceable. An improperly drafted agreement can expose both owners and tenants to disputes over rent hikes, deposit returns, or early termination. Not quite. A rental agreement is typically short-term (11 months, renewable), while a lease agreement is long-term (1 year or more). Vault drafts both, with legally appropriate clauses for each.
Agreements of 12 months or more require mandatory registration under the Registration Act, which involves additional stamp duty. 11-month agreements avoid this requirement while still being legally valid.
Typically, stamp duty and drafting costs are shared or borne by the tenant in Bengaluru, but this is negotiable between parties. Vault's service fee is ₹1,500.
An 11-month stamped rental agreement is valid as a legal document. However, for court enforcement, a registered agreement is stronger. Vault can arrange registration if needed.
