E-Khata is the digital form of A Khata it is not a separate category. When you convert your manual A Khata to e-Khata through the BBMP e-Aasthi portal, you get the same legal status but in a digital format that banks and government offices can verify instantly.

From October 2024, e-Khata became mandatory for all BBMP property registrations. From July 2025, it is required for all building plan approvals in Bengaluru. If you have an A Khata but have not converted to e-Khata yet, that should be done immediately.

How to Know If Khata Is A or B?

Check the top section of khata that clearly states whether it was issued under the A Register or the B Register of BBMP.

Online Process:

Step 1: Go to bbmpeaasthi.karnataka.gov.in

Step 2: Enter your Property ID (PID) or SAS number

Step 3: If the property appears with a verified e-Khata, it is A Khata status

Step 4: If it shows in the B register or has no verified Khata, then it is B Khata

Alternatively, your Khata extract from BBMP clearly mentions whether it is from the A register (A Khata) or B register (B Khata).

Is It Mandatory to Get Khata in Bengaluru?

Yes. Under the Karnataka Municipal Corporations Act, 1976 and the Greater Bengaluru Administration Act, 2025, every property within municipal limits must have a Khata registered in the owner's name.

From October 2024, e-Khata is mandatory for:

  • New property registrations in BBMP limits

  • Building plan approvals

  • BBMP property tax payment under the new GBA system

  • Home loan applications at most major banks

Failure to update your Khata after purchase means the previous owner's name remains on record creating legal complications for resale, loans, and inheritance.
