The portal was initially launched as Kaveri 1.0 in 2018, before being upgraded to Kaveri 2.0 - a faster, cloud-based portal which is directly linked to government databases such as Bhoomi (land records) and the e-Khata system.

How to Create a Kaveri Account? (Step-by-Step)

You need to register before you can log in. It is a one-time requirement and takes about 5 minutes.

Step 1 - Go to the Official Portal

Open up the Browser and go to: kaveri.karnataka.gov.in

Make sure you are on the government site. URL should end in .gov.in - do not use third party sites.

Step 2 - Click on 'Register'

On kaveri home page, click on Register or New User button at the top right corner to access the Registration form.

Step 3 - Fill in Your Details

The registration form will ask for the following:

  • Full name (as on your Aadhaar)

  • Mobile number - this will be used for OTP verification

  • Email ID

  • Create a password

  • Select your district

Double-check your mobile number. The OTP for verification goes to this number.

Step 4 - Verify with OTP

Once you submit the form, you will receive an One Time Password (OTP) on your mobile phone. Go to the screen and enter the OTP to verify your account.

Once your account is verified, you shall receive a confirmation on the screen that your account has been created.

How to Download an Encumbrance Certificate on Kaveri 2.0?

One of the most widely used services on the portal is the EC, which tells you all the transactions that have been recorded on a property - loans, sales, mortgages, etc.

1. Login to your Kaveri account

2. Click on ‘Online EC’ on the Services menu

3. Select your district and Sub-Registrar Office
