What Is a SAS ID?

Think of it as your property's tax identity number. Just like your PAN number links you to the income tax system, the SAS ID links your property to the GBA's property tax database.

Once your property gets a SAS ID, everything tax-related runs through it:

  • Property tax payments on the GBA portal

  • Tax receipt downloads

  • e-Khata downloads - as of April 25, 2026, you can download your e-Khata online directly using your SAS ID

  • Loan processing - banks ask for SAS ID during home loan and LAP applications

The SAS ID (Self-Assessment Scheme ID) is the unique property number historically used by BBMP for property tax records. Under the Greater Bengaluru Authority (GBA) system, properties are also assigned a Property Identification Number (PID). While the SAS ID and PID are different identifiers, they are linked to the same property, and many GBA records display both for reference.

Before applying for a new one, check if your property already has a SAS ID.

 Where to Find Your Existing SAS ID

1.     On your old property tax receipt - look for the field labelled "Application Number" or "SAS Application Number" at the top of the receipt

2.     On your Khata certificate - the PID or assessment number on the certificate links to your SAS ID

3.     On the GBA portal - visit bbmptax.karnataka.gov.in, search by property address or owner name and your SAS ID will show up in the results

4.     At a Bangalore One centre - walk in with your sale deed and Aadhaar and the staff can pull your record from the system

Note: If your property search returns no results on the portal, it does not always mean there is no SAS ID. Spelling errors, old addresses or ward boundary changes under GBA can cause this. Try searching by ward number and owner name separately.

When Do You Need to Apply for a New SAS ID?

How to Get Your New SAS Property Tax ID Online? (Step-by-Step)

Step 1: Access the Official Portal

Visit the GBA e-Aasthi portal and log in using your registered mobile number and the one-time password (OTP) sent for verification.

Step 2: Initiate a New Khata Application

From the citizen dashboard, select the “New Khata” application option. Specify the property type (such as residential flat, independent plot, or commercial unit) and its intended usage category.

Step 3: Enter Property Location and Details

Use the integrated mapping tool to mark the precise location of your property. Provide complete address details and upload a clear, front-facing photograph of the property or plot.

Step 4: Upload Required Documents and Complete Identity Verification

Submit your registered sale deed details (the system may automatically retrieve linked data where available). Complete the mandatory Aadhaar-based e-KYC verification process.

Step 5: Submit the Application and Obtain SAS ID

Review all entered information and submit the application. Upon successful submission, the system will automatically generate your new 10-digit SAS Property Tax ID, which will be displayed on the acknowledgment screen.

Step 6: Await Verification and Complete First Tax Payment

GBA conducts internal verification within 2 to 5 working days. Once approved, access the GBA property tax portal, enter your new SAS ID and pay the first-year property tax. Following successful payment, you can download your e-Khata from bbmpeaasthi.karnataka.gov.in (fee: ₹125).
